Private to B lender

Private mortgages were meant to be a bridge. Let us help you cross it.

Private mortgages often carry higher rates, interest-only payments and lender fees. If your credit, income documentation or equity has improved, a B lender may now be a fit. Nobody here will judge how you got to a private mortgage.

This may be for you if

  • You are on a private first or second mortgage, often a 1 to 2 year term
  • Your payments are interest-only and the balance is not shrinking
  • Credit events are behind you, or your income is easier to document
  • You have meaningful equity in your Ontario home

    A judgment-free conversation

We learn what led to the private mortgage, what has changed since, and when your current term matures.

    We map the path

Sometimes the move is ready now. Sometimes it means six months of credit repair or tax filings first. We will be honest about which.

  3. 03

    Apply with the right lender

We package your file for B lenders whose guidelines suit your profile and explain lender, broker and legal fees up front.

  • This compares interest-only and amortizing payments. Part of the payment relief comes from a different repayment type, not just the rate. Compare principal repaid above.
  • Payment relief and interest savings are different. Both are illustrative estimates only.

Part of this relief comes from moving off interest-only payments with a lower rate; the new payment also repays principal. Rates are hypothetical, not current offers. Excludes taxes, insurance, prepayment privileges and any penalty not included in costs. Approval is not guaranteed.

Tradeoffs to weigh

  • Moving from interest-only to an amortizing payment means part of each payment reduces principal. The monthly difference reflects both a lower rate and a different repayment type.
  • B lenders commonly charge lender or broker fees. These are included in break-even figures when you enter them in the calculator.
  • Breaking a private mortgage before maturity may trigger penalties. Check your commitment before planning a switch date.

Eligibility

  • B lenders typically look at equity, credit history, and documented or stated income. Criteria vary by lender.
  • Approval is never guaranteed, and some files need more time before they are ready.
